This Indenture made and done this nineteenth day of January one thousand seven hundred and ninety seven between Epaphroditus Roads and Ann his wife of the county of Albemarle and state of Virginia of the one part and Hezekiah Roads of the county and state aforesaid of the other part.

Witnesseth: that the said Epaphroditus Roades and Ann his wife for sundry goods causes but more especially for and in consideration of the full and just sum of twenty Pounds current money of Virginia to us in hand paid the receipt whereof we do hereby confess and Acknowledge hath given granted, Alien infer Delivered and confirmed and by these present doth grant Alien Infer deliver and confirm unto the said Hezekiah Roads his heirs and assigns forever all that tract or parcel of land lying and being in the County and state aforesaid and being a part of the tract sold by the Church Wardens of Fredricksvilly parrish to the said Epaphroditis Rodes and bounded as followed (Viz:)

Beginning at a red oak corner to David Wood thence North 20 degrees East 76 poles to 3 white oaks and black Oak pointers thence south 45 degrees east 34 poles to a red oak thence S seventy Six Degrees East 190 poles to two Box Oaks and hickory and red oak pointers in Proctors line thence North 27 degrees east 84 poles to a pine corner to Mathew Bossel thence North 77 degrees West 197 poles to a poplar hickory and red oak corner to Richard Durret from thence to the first station containing by estimation one hundred and fourteen acres be the same more or less together with all houses out houses orchards Gardens fences woods under woods Waters water ways courses Prophets comodities Emoluments hereditariments whatsoever with each and every of their appertenances and the Reversion and Reversions Remainder and Remainders Rents use and prophets of each and every part of partes thereunto belonging or in any wife (? way?) Appertaining thereunto to have and to hold the said tract or parcel of land with each of its prophets and emoluments hereby granted or intended to be granted with their and every of their emoluments unto the said Hezekiah Roads his heirs and assigns forever to and for the only use benefit prophet & advantage of the said Hezekiah Rhoads his heir and assigns forever and to and for no other use intended or proposed whatsoever and we do forever warrant and defend the said tract or parcel of land against all each and every Claim or Claims whatsoever that shall or may hereafter appear and this our Indenture shall oblidge us to make any other deed or conveyance the law shall or may hereafter demand or require in Witnesseth whereof of the parties of these presents have hereunto set our hands and effected our seals this day and year above written.

This Indenture was produced into Court and proved by the oathes of John Roads and Rubin Rodes two of the witnesses there to and as a Court held for the said County the 5th day of April 1802 was fully proved by the oath of John D. Grymes a third witness thereto & ordered to be recorded.
