THIS DEED, made and entered into this the 27th day of March, 1950, by and between Everett Plunkett Anderson, a widow, party of the first part, and James David Anderson, party of the second part,
WITNESSETH
That for and in consideration of the sum of $10.00 cash in hand paid, the receipt of which is hereby acknowledged, the party of the first part doth GRANT AND CONVEY, with general warranty of title, unto the said James David Anderson, all her right, title and interest, being an undivided one-half interest in and to all that certain tract of land supposed to contain 57 acres, more or less, but conveyed in the gross by the boundary and not by the acre, lying in the Rockfish Magisterial District of Nelson County, Virginia, on the Batesville public road about 1 mile from Avon, adjoining the other lands of Everett Plunkett Anderson, Mrs. W.O. Anderson, Jack Southerland, the estate of J.W. Farrar and E.T. Higginbotham, and being the same real estate conveyed by Bessie Anderson Pugh to Everett Plunkett Anderson, James David Anderson and Alma Virginia Anderson by deed dated March 31, 1945, of record in the Clerk’s Office of Nelson County, Virginia in Deed Book 73, page 424, and the interest of the said Alma Virginia Anderson was conveyed unto the said Everett Plunkett Anderson and James David Anderson and Alma Anderson Barrett and husband by deed dated November 15, 1945, of record in the said Clerk’s Office in Deed Book 75, page 443.
This conveyance is made subject to the easement of Central Virginia Electric Cooperative for its power line and subject to the easement of the Chesapeake and Potomac Telephone Company for its telephone line and the part of the second part assumes the payment of the 1950 real estate taxes.
Subject to the provisions hereof, the party of the first part covenants with the party of the second part that she is seized in fee simple of the said real estate; that she has done no act to encumber the same; that she has a right to convey the same to the grantee; that the grantee shall have quiet and peaceable possession thereof, free from all encumbrances; and that she will execute such other and further assurances of said land as may be requisite.

I, Lucille Simpson, a notary public in and for the County aforesaid in the State of Virginia, do certify that Everett Plunkett Anderson, whose name is signed to the writings above, bearing date on the 27th day of March, 1950, has acknowledged the same before me in my County aforesaid.
My commission expires on the 27th day of June, 1950.

The foregoing instrument of writing was presented in said office and, with the certificate of acknowledgement thereto annexed, admitted to record at 3:35 o’clock P.M., with U.S. Documentary Stamps of the value of $1.65 duly affixed and cancelled.
